Background
An opportunity to support a respected regional operator and existing tenant to develop a new purpose care home in an area that has a significant undersupply of quality care beds.
The deal was structured as a forward fund transaction such that the group funded the development to practical completion.
At completion the property was leased to Acacia Care, a regional care home operator with a reputation for delivering excellent care, on contractual terms agreed prior to the commencement of the development.
This is the second care home Target Healthcare REIT has developed in partnership with Acacia Care. The professional team appointed to deliver the development were also well known to both parties and had delivered a number of other care home developments for both Target Healthcare REIT and Acacia Care.
Location
This care home development has delivered a purpose-built, 72 bed care home to the residents of Chesterfield and the surrounding area.
The underlying demographics for the location are positive and there is currently a shortage of high quality care homes in the area.
This home reached operational maturity within 18 months and, since opening, has become the leading home in the local market
Real Estate
The development commenced in November 2020 and completed in May 2022 following a 18 month build and a high quality internal fit out.
The home offers spacious ensuite bedroom with full wetroom facilities. In addition, the care home facilities include a welcoming entrance and reception area, a ground floor café for both visitors and residents, a hair salon and a cinema room.
